Is it better to invest a ₦10 million group fund in Nigerian real estate or diversify into NGX stocks and mutual funds?

I am an average single Nigerian earning a modest income as a private-sector worker. My earnings are sufficient to meet my current needs, with a small portion set aside as savings for investment purposes.
I have a strong interest in wealth creation. However, given my humble starting point, I believe this goal can be achieved more efficiently through collaboration with like-minded individuals.With this in mind, I brought together nine friends and colleagues who share the same vision, and they have agreed to partner with me.
Our plan is for each participant to raise ₦1 million by the end of the year, creating a pooled fund of ₦10 million. The intention is to invest this fund in land banking within a developing area with strong future prospects, holding the asset for a minimum of 10 years before resale.
In the interim, we are considering leasing the land to farmers under agreed terms, thereby generating passive income while we wait for long-term appreciation.
My question is: does this strategy appear financially sound? If not, I would greatly appreciate your recommendations for alternative investment options that could effectively utilize this pooled fund.
Please note that the partnership will be legally structured and documented.
