I am looking for what to put 100k naira into

Good afternoon and I appreciate what I learn from this group. Please note that yours is to advise objectively. The investment decision is purely mine and no one is liable for any financial advice.
I want to invest 100k naira. My interest are a dollar asset which pays monthly dividend and has the potential to capital appreciation. I am looking at a REIT , ETF or mainstream capital.
I need an overview to guide my decision. I intend to grow the 100k naira initial investment with time.
